Q: How much is the security deposit?
A: The security deposit is equal to the monthly rental rate for the property you are interested in.
Q: Do you allow pets?
A: Most, but not all houses do allow pets. When a pet is allowed a $200.00 deposit is required in addition to the security deposit.
Q: How long does it take to process the application?
A: Normally two to three days depending on how long it takes for us to receive the employment verification and landlord references. Sometimes this is done over the phone but other times a written authorization from the applicant is required by employers/landlords before they will release any information.
Q: How good does my credit have to be?
A: Collections, judgements, liens, or bankruptcies are all cause for denial of the application. We will work with those who have past due medical bills on their credit report, but nothing else. If your application is denied, other applications will be accepted and processed. This may cause you to loose your chance at the property. So, if you know your credit is bad, apply with a co-signer rather than depending on being approved on your own.
Q: How many people are allowed to live in a unit?
A: Virginia law allows two people per bedroom.
Q: What happens if my rent payment is late?
A: A late fee of $30.00 is charged after 5 days. If your account is not paid in full by the 12th of the month, we will file for Judgement & Possession with the Winchester City General Court.
Q: Should I get renters insurance?
A: Absolutely! It is very inexpensive and it covers your personal possessions and living expenses in case of storm damage of a fire that would require you to find temporary housing.
Q: What happens at the end of the lease?
A: When your lease expires, you can decide to renew your lease for another year, or vacate the property. If you decide to move, it's likely there will be some deductions from your security deposit, including carpet cleaning. Your deposit is returned within 30 days of your move-out date.
